We spent a LOT of time working out the financial model for our purchase (it took over 8 hours of solid work to create a model that was reasonable).  As a result, we have develop an Excel spreadsheet that calculates cash flow, return on investment and helps with calculating rental rates for enquiries (saves us LOADS! of time).  We added a randomised interest rate calculation to reflect the ups and downs of the market to make it more realistic.
